3RD. AGM CALLING

This is the Calling to Next AGM, in Driver's Bar, Villamartín.

We hope you can come in and discuss every issues of our community.

CALL TO THE 3RD ANNUAL GENERAL MEETING SOL GOLF 1 PHASES 1 & 2.

In accordance with the provisions stated within Section 16 of the Law of Condominium now in force, on the orders of the President, may I call you to attend the ANNUAL GENERAL MEETING OF CO-OWNERS which shall be held on the 2nd Day of December 2006, at 10:00 hrs. on first citation and 10.30 hrs. on second citation, should a minimum number of the owners not be present, as dictated by Law, in Drivers Bar Villamartin, in order to discuss the issues below indicated in the following. To facilitate those not able to be present, could any person(s) wishing to vote by proxy vote state their intentions by use of a tick in the appropriate box, and please forward this with the name of the proposed person who will vote by proxy on their behalf to the Administrator at the above address. Please note that this vote will not count unless accompanied by the owner present or person elected proxy voter present as this is a public meeting.

Increase in Community charge to take into account inflation plus the need for more insurance and the employment of a contractor to clean/weed the internal walkways. Increased to €300 per apartment phases 1 & 2. €510 two villas phase 1.

  1. Payment of Community charge to change to 1 payment to be paid before April 1st 2007. If payment not received on this date 20% surcharge plus expenses applied.

  1. Larger increase in Community charge to cover the above and also set up a painting and repair fund to have monies in reserve to paint the exterior paintable parts of all apartments every 4/5 years. Increased to €350 per apartment €592 per villa.

  1. Measures to adopt against the co-owners who build non-allowed buildings under internal Community rules and without the necessary planning permissions. Awareness of neighbours’ objections to the placement of air conditioning units on or near shared areas. Agreements.

  1. Sending of individual invoices for Community charge payments. Use of previous direct debit consent and bank details already submitted and continuation of action against debtors already agreed.

In an effort to allow to the day to day running of the Urbanisation and cover unexpected costs and purchase items as and when needed, the authorisation from the Community of Owners to allow the Officials to spend amounts no more than 10% of the overall annual budget without calling an E.G.M. or incurring the costs of notifying each owner of the intention.

  1. Employment of security/lifeguard on a temporary basis at the pool in the height of the season if deemed needed by the Officials of the Community.

Once again the need to enforce the Community rule about the condition of some of the gardens. Community to fund basic landscaping of untended gardens of properties, and claim back money and expenses from owner through the courts if necessary.

  1. Positioning of the post boxes to near the pool and the placement of a larger notice board in-between the two sets of post boxes, all the above to be undercover to protect against wet weather.
