In order to ensure that problems on the Urbanisation are dealt with we usually visit the offices of Fincas Network twice a month. In addition, to this there are several Committee meeting throughout the year with those Officials who are here attending and the other being kept informed by email.
Before we had the facility of this web page the minutes from these meetings used to be sent to the owners by means of email but now they can be displayed here which is a big help. Of course it is not a legal requirement to display these minutes anywhere but we do so as there is nothing to hide and we wish to keep all owners informed.
We are also asking the Administrators, Andres and Carina to call and meet us once a month at the Urbanisation where we can have a full meeting and show them problems on the Urbanisation and they have agreed to this.

AGENDA
1. Problems with owners guests using the Communal pool (or asking to be let in by other guests) and cutting into other owners t.v aerials. Action needs to be taken.
A. It was decided that the President should not this year but subject to threats and verbal abuse and that a denouncia is to be taken out against these owners so that legal action can start straight away when a problem arises. New signs have been made to place at the pool advising guests without keys not to ask the guests of paid up owners to give them access.
2. Request for wheelie bins still not satisfied after many months. We have one bin for 101 properties and we are now paying Suma bills!
A. It would seem that the Council have no money!! We need the details of owners to sign a form to prove that we need this facility and the forms are at no 5 and 17 phase 1 and no 29 phase 2
3. Need for an independent survey of the drains on both phases, also the need to see the signing off for this part of the build to see if the builder is covered by insurance and if we are covered under his ten year guarantee.
A. While the meeting was taking place a representative from a drain Company called in by Andres and Carina arrived and inspected the drains outside no 17 phase 1 where the meeting was taking place. Both were found to be badly constructed. In addition when the lids were lifted it was discovered that we have a cockroach infestation on the Urbanisation. Following discussions with Environmental Health it was discovered that left these will invade the apartments. In view of this, we now have the services of a pest control service who will rid the Urbanisation of the cockroaches and the many wasp nests on phases 1 and 2 and they will come back a further three times this year. The cost to the Urbanisation is just under one thousand euros plus I.V.A.
4. Plants in central reservation need trimming back, will the council attend to this.
A. This again is on the form for owners to complete
5. Further request for speed bump near the Communal pool area.
A. This again is on the form for owners to complete
6. Habitation Certificates as we are now registered on the Suma these should be obtainable.
A. We are now informed that these now need to be collected in person by owners and Andres and Carina are printing out the request for us in Spanish. Once this is done they will be available from no 5 phase 1.
7. Has there been any contact/reply from Mr Howard 7 phase 1 Mr Pandya 14 phase 2 and Mr Beale 12 phase 2.
A. Andres and Denise have contacted these owners many times with no response.
8. Have the letters gone out requesting payment for the work done on the gardens 23 phase 1, 23 phase 2 and 39, 41, 43 and 45 phase 1?
A. Nothing has been heard from these owners either.

A. This owner and her agent also does not respond
10. Cheque for petty cash (payment for Ray)
A. The cost of the pool maintenance has gone up with inflation. To save changing the direct debit (well we tried but the bank could not do it) we have paid Ray the extra (9 Euro a month) in one payment.
11. Is there a bank statement for this month?
A. We are once again having problems with the bank.
12. Refund of 35 Euro for slip solution cheque that the bank would not honour
A. Despite having over 18,000 euros in the account at the time the May cheque was presented the bank bounced the cheque and charged us 35 euros for this!! They are to put this back but we are still waiting

Should the pool contract price not of been fixed at the agreed price for the year?
