Following a visit from a surveyor from the Town Hall it seems that there is nothing wrong with the construction of the drains which is a relief.
There is however, a problem with the use of them and many owners and guests are putting sanitary wear and nappies down them. These drains are not wide enough to take objects of this type and it is this which is causing the blockages. In addition, because we are under occupied there is not the cubic capacity of water running through the drains to keep them in a reasonable condition. The surveyor recommends that they are flushed by a drain Company at least twice a year and we are looking into the price of this at the moment.
Those here at the moment will also realise that the internal lights on both phases are still off.
As you are aware the lights on phase two kept going off in the summer and the problem was traced to a leak in the pump house, meaning the pumps were working overtime at night when the internal lights were on and because of this the lights kept going off. The leak in the pump house was fixed and the lights worked fine following this.
The lights on phase 1 then started to go off on odd occasions for no apparent reason. The Urbanisation is now over three years old and it was decided, as we were paying a call out charge to look into this light problem to ask the electrician to check the whole system while he was here. He, and the officials were horrified at what he found as below
THE COMMUNITY LIGHT CABLES RUN WITH THE LOW VOLTAGE TELEVISION AND TELEPHONE CIRCUITS. WET CABLE JOINTS ARE CAUSING MULTIPLE EARTH FAULTS. DEFERENTIAL HAS BEEN LINKED OUT THEREFORE ALLOWING HIGH VOLTAGE TO CROSS ONTO LOW VOLTAGE TELEVISION AND TELEPHONE CIRCUITS.
ACTION.. THE INTERNAL LIGHTS HAVE BEEN DISABLED FOR THE SAFETY OF HOME OWNERS AND VISITORS.
ACTION NEEDED... REQUIRES CABLES PARTING FROM TELEVISION AND TELEPHONE CABLES AND ALL CABLE JOINTS NEED REPAIRING.
Not sure what it all means but as we have been advised to keep the internal lights off until it is safe that is what we are having to do.
The surveyor is due to come next week to see if the way the electrics have been installed is acceptable building practice in Spain. If it is not then the Constructor will have to pay to make it safe, it it is then we (as in the Community of Owners) have to pay and you will all be kept updated on this website.
The good news is that we have been informed that if we take down two water bills, one from phase 1 and one from phase 2 we can have some more wheelie bins. These of course were rushed down as soon as we got the email, and hopefully we will have the bins soon.
John and Victor are to have a meeting with the current Administrators early next week to discuss the renewal of next years contract with them. We are of course asking them, in view of the work done by the officials, to reduce their prices. We will also let you know the outcome of this meeting.
Pro Pools who are tendering for the pool maintainance contract next year are to start weeding and sweeping the urbanisation next week. The go ahead for this work was passed at the A.G.M. 2005 and 2006. It has been impossible to get a Company to do this work ad hoc and we felt that a weekly contract was a waste of Community funds as it does not need much attending in the winter months. Pro Pools have agreed with this so hopefully we will have a cleaner weed free urbanisation. However, the gardens are another problem.
