Call to the 4th Annual General Meeting Sol Golf 1 phases 1 & 2

CALL TO THE 4th ANNUAL GENERAL MEETING SOL GOLF 1 PHASES 1 & 2.
In accordance with the provisions stated within Section 16 of the Law of Condominium now in force, on the orders of the President, may I call you to attend the ANNUAL GENERAL MEETING OF CO-OWNERS which shall be held on the 1st Day of December 2007, at 10:00 hrs. on first citation and 10.30 hrs. on second citation, should a minimum number of the owners not be present, as dictated by Law, in the Havana Bar Villamartin, in order to discuss the issues below indicated in the following. To facilitate those not able to be present, could any person(s) wishing to vote by proxy vote state their intentions by use of a tick in the appropriate box, and please forward this with the name of the proposed person who will vote by proxy on their behalf to the Administrator at the above address. Please note that this vote will not count unless accompanied by the owner present or person elected proxy voter present as this is a public meeting. All proxy voting slips need to be signed by the property owner to be valid.

THERE HAVE BEEN SEVERAL REQUESTS FROM OWNERS FOR THE OFFICIALS TO GIVE SOME GUIDANCE AS TO WHAT ITEMS ON THE AGENDA THEY BELIEVE TO BE OF BENEFIT TO THE COMMUNITY AND THEREFORE SHOULD BE PASSED AT THE NEXT A.G.M. TO FACILITATE THIS REQUEST THERE IS A RECOMMENDED/NOT RECOMMENDED SECTION AT THE END OF EACH ITEM. IT IS HOWEVER, ENTIRELY UP TO THE INDIVIDUAL OWNER WHICH WAY TO VOTE.

1. Presentation of accounts and discussion of budgets for 2008
2. The present situation, whereby owners have until the 2nd semester to pay before penalties are added is not working for the Community as there is very little money coming in before April 1st. In addition, many owners making excuses for late payments to avoid the surcharges already passed at previous A.G.M.´s. Therefore, it is proposed that the Community charge will rise (partly with inflation) to €330 per annum per apartment and €561 for the 2 villas on phase 1, payable from 1st December 2007. There will be a discount of €30 for payments received before 1st February 2008 for the apartments and 51€ for the 2 villas and the existing penalties of 20% will be payable on payments received after 1st April 2008.
Therefore, the proposed new Community charge 1st December 2007 to 31st November 2008 will be €330 and will remain the same i.e. €300 for payments received before 1st February 2008 for the 99 apartments. And the proposed new Community charge 1st December 2007 to 31st November 2008 will be €561 for the 2 villas phase 1 and will remain the same €510 for payments received before 1st February 2008

Due to the ongoing problems in the Community pool, and in an effort to give the incoming President and other officials some life, the employment of security on a TEMPORARY BASIS at the pool in the HEIGHT of the season. This is an important issue for the whole of the Community. The Communal pool is very near the size where a guard is needed every time the pool is open, and reaches danger levels in the main season when it is on full capacity

As you have not bothered to answer my email on this item. I print it here in full so I may get a reply through this web site.
On your own admission the pool is at full capacity during the summer months but still does;nt need cleaning daily.

Could you explain how having a pool cleaned daily in summer costs 55 euros per apartment =8,250 appx.when the annual cost is only 4.056 which roughly is 28 euros per clean so 28 x 90 days = 2520 a difference of 5730, but having a security guard costing 10 euros + per hour based on 5 hours a day = apx 50 euros a day x 90 day =4,500 does not ?
these figures are only estimated an as i do not have access to exact amounts
