MEETING WITH THE ADMINISTRATORS 20TH SEPTEMBER 2007

There was a meeting yesterday Thursday the 20th with the Administrators Fincas Network to discuss their quotation for services to the Community 2008.
The meeting was attended by John, Victor, Lesley, Denise, Miguel (the owner of Legal & Tax/Fincas Network) Alex the Communities´s solicitor and Carina our Administrator.
During this meeting several issues new and old were discussed and hopefully, they will all now be attended to.
The problem of the lack of dustbin/wheelie bins was once more brought up and we stressed that we can no longer manage with one bin for 101 dwellings and that the situation this summer was intolerable.
Miguel explained that he is well aware of the situation as he is not only the owner of Fincas Network and therefore the Administrator to many Urbanisations he is also the President of the Urbanisation at the Plaza. They too have waited in excess of two years for their bins which have recently arrived! The problem has arisen because we pay our refuse money through the suma and water bill direct to the Town Hall Playa Flamenca. The refuse collection is contracted out to a Company called Colsur. Colsur have no money and cannot replace or add new bins! However, the administrators and ourselves will not give up on this subject and we will let you know of any progress.

The problem with the electric meters been left open and therefore posing a danger to children and adults alike was also discussed. Seemingly there is a owner who is breaking the locks off to assist other owners who are having problems with the electricity supply to their apartment. While we realise that this is being done with the best of intentions it is illegal, and dangerous. The electric cupboards are padlocked for a reason and must remain so. Could anyone needing access please contact Iberdrola and NOT break off the locks. The Administrators are going to purchase and fit the new locks and Community is once again facing a bill for replacement of the Iberdrola padlocks.

The problems with the electrics were dealt with at the meeting at which point the electrician was telephoned and attended to show all present the problem. The action taken is to be posted later this week.


The next problem was the ongoing situation with the debtors and the action that is/can be taken.

At this point we need to point out that we have 20 debtors which means that we have payment from over 80% of the Community of Owners which is not ideal but better than many Urbanisations of our size. It is also noted that we are running the Urbanisation without this income and as each late payer has to pay penalties (we have collected 249 euros in late payment penalties in the last two months) this only adds to Community funds and does not deplete them in any way.
We are however, taking a more active role in recovering this money and more details are been requested by owners as is their right. We have under the Horizontal Land Law a duty to answer these queries and therefore publish the following. Should however, any of this information be incorrect (we are only humam after all) could any one involved please contact the Administrators a.s.a.p.

Lesley is Victor´s wife who kindly makes refreshments whe meetings are held at their house. Meetings are usually held at Victor´s as there are too many interuptions when we try to hold them either at the offices of Fincas Network or at no 5.
